And as a side point, if you're going to extol the virtues of traffic management at one location vs. another, shouldn't you at least be familiar enough with both to get the names right?

But, to this notion of traffic: With a pair of minor exceptions (two driveways onto Madison and one onto E. bound Russell), all the convention center traffic is dumped onto Western and West. In an event where this parking lot is full (which would be the case before the additional acres of asphalt that will be made available when the city gets rid of that pesky greenspace at McCart), you will have about 3,000 vehicles trying to exit onto two roads.

To give you some small idea of what this volume means:

About 42,000 vehicles per day (24/7) travel through the Louise/41st intersection.

An event that fills the EC will put the same volume of cars onto West & Western as pass through the Louise/41st intersection in an hour and 45 minutes (on average). (an intersection that is 9 lanes wide on one side, 8 lanes wide on another, and 6 lanes wide on the other two.)

Make no mistake, the Arena site will *not* empty quickly after an event. Period. You can take that to the bank. The distributed parking downtown will undoubtedly mean a longer walk for some people, but it also means that exiting downtown will be much simpler. It doesn't take long to empty downtown.

You are correct, there will need to be infrastructure improvements between the river & Cliff, but those infrastructure improvements will benefit the businesses and homes in that area, where the only facility that stands to benefit from improvements at the Arena site is the Arena itself.

A sight was chosen, either get behind getting a new events center built or get the *!$# out of the way!An Events center built anywhere in SF gets more people and more dollars into town than not getting an Events center built at all.Opposing getting one built because it's not going where you want it is like cutting off your nose to spite your face.I want an Events center built and I don't care where.I would say the same if the BID people won out.Get over it,for cry'n out loud.

In the words of Steve Martin... "Well Excuuuuuse Meeee!" LOL

But seriously... you're missing my point. Fact is it will be less costly to build at the Arena than downtown... and if my taxes are going to be going up for this and I'm voting on it, I want to make damn sure that the city is taking care of my money.**

It's about public opinion. And you can call all the Arena supporters backwards hicks for all I care, but they're taxpayers and they're voters too. And to vote this down simply because it's a mile and a half from where you want it to be is simply just stupid.

**speaking rhetorically, since obviously I DON'T live in Sioux Falls.

"Where are we going today Mr. Peabody?"

"I've set the wayback machine to 1997, Sherman. We're going to watch the convention center debate in Sioux Falls, a debate where you might have heard this:

I simply was making my counter points, however I agree with the above statement 100%. It's much like the "well they changed the name of the baseball team from what it had been, so I'm boycotting it" that Zimmer wrote on here (http://bit.ly/iWRvf4) If you haven't read this and are an amateur sports fan, well hell a sports fan at all. you should read it. I've know Matt most of my life he's a good guy. and isn't afraid to state his opinion, and not in a Stu way...

              Yes.

However, the economic benefits of constructing downtown far exceed the benefits of the current site.

It's like this: If you can make a $2000 investment and get a 2% rate of return or a $2200 investment that will make a 16% rate of return, which do you choose?

It might add 10% to the cost of the EC to build downtown. Projected benefits, however, are significantly higher downtown. The AECOM study estimated about 8x the follow-on investment downtown.

simply because it's a mile and a half from where you want it
It's not about the mile and a half, it's about the idea that all you have to do is throw up a building and pave over some softball fields to succeed.

I wouldn't normally quibble over getting street names wrong, but if you're going to argue that traffic flow will be better, shouldn't you be familiar with the subject?

Again, normally, I would just let that go, but you're on the one hand saying, "Traffic will flow much better" and on the other hand, you're not familiar enough with *either* site to support your argument.

It's not about you, personally. Heck, you're a nice guy.

Because, of course, the city, county, and school district get NO benefit from increased property values.

With who's perspective are you figuring this? The one who's likely to gain,or the poor person who has to pay for the rich guys gain?If i'm the poor guy struggling to keep my head above water, i would go for the $ 2000.00 rather than the $ 2200.00 initial investment ,I've heard no one mention anything in regard to the poorest of our scociety in anything debated here so far.
